# Real estate website design and development

Dardo designs and develops real estate websites for agencies and brokerages that need buyers and tenants to find a property, understand it and reach the right advisor. The site reads listings from where they already live, routes each inquiry by property or office, and can publish in English and Spanish for foreign buyers. It is a custom build for agencies whose search, brand or sales process has outgrown a listing-software template.

## What a real estate website includes

## When a custom real estate site is worth it

Choose this when your listings, offices and advisors need a site built around how your agency sells and rents, and the template that came with your listing software or portal no longer fits. If you have a few properties and one office, a smaller Web development project with a simple property section may be enough. If the site works but nobody finds it in local searches, start with SEO.

## From listing source to first lead

Discovery starts with the listing source, because it decides most of the build: where your properties live today, what that source can export or expose through an API or feed, how often it changes and who maintains it. In parallel we map the lead path: who owns each property, what happens after a form or WhatsApp click, and where the lead is recorded.

We design search and listing templates with real data, including awkward cases: no photos, price on request, a unit already rented, a new development with twenty units. The first working slice is one search page and one listing page on the real source, tested on a phone over a mobile connection. After launch we confirm that listings refresh on schedule, test leads reach the right advisor and each office page links to its Business Profile.

## What makes property search and listing pages work?

Search should answer the questions a person brings: rent or buy, where, for how much, how big. Filters for operation type, price, area, rooms and location cover most searches, and a map helps when location matters more than a neighborhood name. Filters stay in the URL so a search can be shared, and an empty result says what to change.

The listing page has to work on a phone. The National Association of Realtors' 2025 Profile of Home Buyers and Sellers, based on surveys of recent US buyers and sellers from July 2024 to June 2025, reports that 52% of buyers found their home online and 70% used mobile or tablet devices during their search. That survey covers the United States, not Colombia, but the design consequence is the same.

Photo-heavy pages are where real estate sites get slow. We size images per screen, serve modern formats, load the first photo at once and the rest on scroll, and test galleries with the agency's real photos.

## Where do the listings come from, and which modules do you need?

A real estate site is only as current as its listing source. Three setups are common: the site reads from the CRM or listing software your advisors already use; it reads a feed or API from a portal or, in the United States, an MLS through IDX where the agency has the rights and approvals; or advisors publish in a managed CMS built for properties. Each source decides how often listings refresh, which fields come through and whether photos are copied or linked, so we confirm the integration in discovery before quoting it.

MLS data in the United States is licensed: the Real Estate Standards Organization, which maintains the RESO Web API standard, states that it does not provide MLS data, and recipients get access after agreeing to each MLS's data use and licensing policies. Whatever the source, the website reads from it instead of becoming a second inventory updated by hand. Each row of the table ends as a yes, a no or a later phase.

## How do leads reach the right advisor, with consent?

An inquiry should reach the advisor who can answer it, with the property already attached. Routing follows how your agency works: by the advisor assigned to the property, by office, by operation type or in rotation, always with a fallback owner so no lead waits in a shared inbox. Each lead reaches your CRM or inbox with the property code, the page it came from and the campaign source.

WhatsApp sits next to the form and opens a chat with the property code already in the first message. The trade-off is reporting: the site can record the click, but the conversation happens inside WhatsApp, so the advisor or a WhatsApp Business integration has to log it in the CRM, or the lead disappears from your numbers.

In Colombia, a lead form collects personal data, so Ley 1581 de 2012 applies. Article 9 requires the data subject's prior and informed authorization, obtained by a means that can be consulted later, and article 12 says the person must be told the purpose of the processing, their rights and who is responsible for the data. The form carries an unticked authorization checkbox linked to your data policy, and the site stores when and how each authorization was given. Your legal adviser approves the wording; we build and test the mechanism.

## How does local SEO work for agencies with several offices?

Local visibility comes from real offices. Google Business Profile guidelines say not to create more than one profile for each location and to provide a website that represents the individual business location. So each office gets one profile and one page with its address, hours, phone, advisors and properties, and the profile links to that page.

Each office page carries LocalBusiness structured data for that location only; Google describes its url property as the fully-qualified URL of the specific business location. We do not build cloned 'inmobiliaria en' plus city-name pages for cities where you have no office. Google's spam policies list pages targeted at specific regions or cities that funnel users to one page as doorway abuse, and such pages do not create local relevance.

The same approach serves franchises and multi-office businesses in other sectors, such as clinics, schools, workshops or service companies with several branches: one page and one Business Profile per real location, location-specific markup, and shared templates so the brand stays consistent while each branch keeps its own hours, team and offer.

For foreign buyers, listings can publish in English and Spanish, each language on its own URL with hreflang annotations; Google ignores them unless both pages point to each other. Descriptions are written for the reader, while price, area and status stay in one record so both versions change together.

## Questions before you choose

**How much does a real estate website cost?**

The main drivers are the listing source and how the site connects to it, search features such as maps and alerts, the number of offices and languages, routing rules and how much content needs writing. A documented API takes less work than a source that only exports spreadsheets. Dardo's website projects start at USD 5,000, and the proposal prices each module so you can phase them.

**Can the site connect to my current CRM or listing software?**

Often, but it depends on what your software offers: an API, a feed, a scheduled export or nothing usable. We review its documentation and a sample of your real data in discovery and confirm the integration before quoting it. If there is no usable export, advisors can publish in a managed CMS instead.

**Can listings publish to portals such as Finca Raíz or Metrocuadrado?**

The website and the portals should read from one source, so a price change happens once. If your CRM or listing software already publishes to portals, the website connects to that same source. Whether the site can send listings to a portal directly depends on what each portal accepts, which we confirm in discovery rather than assume.

**Can advisors update properties themselves?**

Yes. If listings come from your CRM, advisors keep working there and the site refreshes on a schedule. With a managed CMS, each advisor gets an account limited to their own properties, and required fields for price, status and photos stop a listing from publishing half finished.

**Do you handle SEO for searches like 'inmobiliaria en Bogotá'?**

Yes, with a method that holds up: real offices, an accurate Google Business Profile for each, an office page that represents it and genuine content about the areas you work in. We do not create cloned city pages for places without an office, because Google treats them as doorway pages.

**How long does it take, and what do you need from us?**

Timing depends mostly on the listing source, the number of templates and languages, and how quickly content and approvals arrive. We need access to the listing source, your offices and advisors with routing rules, brand assets, real property photos and your data-processing policy. We commit to a schedule after discovery.

**Who owns the site and the lead data, and what is not included?**

Your agency owns the domain, code, hosting, CMS and analytics accounts, and leads go to your CRM or inbox, not to a platform you rent. Listing data stays under the terms of its source, such as your CRM contract or an MLS license. Photography, translation of listing descriptions and portal or CRM subscriptions are not included unless scoped.
